Gas Safety Certificates – What You Need to Know
Gas Safety Certificates, also known as CP12s, are official documents issued by a qualified Gas Safe registered engineer after inspecting gas appliances in your property. These certificates confirm that all gas appliances, flues, and pipework meet the required safety standards and are safe to use.
Who Needs One?
If you’re a landlord, it’s a legal requirement to have a valid Gas Safety Certificate for every rental property you own. The certificate must be renewed every 12 months, and a copy must be provided to tenants within 28 days of the inspection.
Homeowners are not legally required to have a certificate, but regular safety checks are strongly recommended to ensure your boiler and other gas appliances are running safely and efficiently.
